Sealant Replacement
Sealant is the first line of defense against moisture infiltration within the exterior building envelope. Typical locations include window and door perimeters, control/expansion joints, copings, and settlement cracks or other locations containing movement, as these are the areas that are most vulnerable to moisture.
Let’s protect your structure before small issues become big ones.
What is Sealant Replacement?
During sealant replacement, the old, failed sealant is carefully removed and the joint is cleaned and prepared. Compatible backer rod and new sealant are then installed to ensure a proper seal that can accommodate joint movement. The new sealant is tooled to create a clean finish that blends with the building’s appearance and provides long-lasting protection against moisture infiltration.
Common Repair Triggers:
- Water stains or damp spots around windows and doors
- Cracked, dry, or missing sealant in joints
- Drafts or air leakage at exterior openings
- Peeling paint near sealant lines
- Moisture or mold forming near control joints
- Visible gaps at wall transitions or building connections
Why MRI?
When installed incorrectly or at improper locations, the sealant is detrimental to a structure’s long-term stability. This is because inappropriate applications of sealant can trap moisture, which can cause a multitude of undesirable conditions, including accelerated rates of corrosion in structural steel and accelerated deterioration of mortar and masonry due to extended freezing and thawing while saturated.
At Masonry Restoration, Inc., we have experts who ensure not only that the sealant is installed properly in appropriate locations, but also that the sealant blends into its environment, enhancing the aesthetics of your building’s exterior.
