Bay View Terrace Building Envelope Repair
Bay View Terrace is a 25-story apartment building in Milwaukee’s Bay View neighborhood, notable as Wisconsin’s first condominium and a pioneering high-rise for its era. Designed by architect Robert Rasche, construction began in 1963 and was completed in 1964 at a cost of approximately $3.5 million. The building employed an innovative Swedish construction technique that was groundbreaking for the region. Masonry Restoration, Inc. was hired to conduct leak investigations, perform full sealant replacement around all exterior windows and balcony perimeters, complete reglazing of the window system, and install protective exterior coatings.

Boston Store Facade Restoration
The historic Boston Store building in downtown Milwaukee faced significant structural challenges due to years of improper sealant applications on its terra cotta parapets. This negligence led to prolonged moisture infiltration, resulting in the complete corrosion of wall ties and compromising the building’s structural integrity. Masonry Restoration, Inc. Was commissioned to undertake a comprehensive restoration to preserve this architectural landmark.

Historic Whitefish Bay Highschool Bell Tower Rebuilding
Nearly a century after its construction, the bell tower at Whitefish Bay High School was in critical need of restoration. Decades of inappropriate repairsincluding caulked mortar joints and incompatible mortarshad caused substantial deterioration, ultimately requiring the complete dismantling of the upper 60 feet of the tower, including the concrete backup walls, down to the fourth-floor roof level.
Masonry Restoration, Inc. Utilized advanced 3D laser scanning to document and guide the removal and precise reconstruction of the structure. The internal concrete framework was entirely replaced and shifted three inches to the north to correct errors in the original design. After repouring the backup structure, new limestone and brick masonry were installed with exceptional accuracy, matching the original dimensions within one-eighth of an inch.
In addition to the masonry reconstruction, the project included the installation of new windows and new standing-seam copper roofing, ensuring the restored bell tower reflects both historical authenticity and long-term durability.

611 E. Wisconsin Concrete and Sealant Restoration
Architect Harry Weese constructed the Northwestern Mutual low-rise building at 611 E. Wisconsin Ave. In 1964. The rebar and concrete construction that presented Weese with so many possibilities as an architect faced challenges in the midwestern climate. Moisture had corroded the rebar, and this expansive deterioration had pushed out the concrete, creating even more opportunity for future moisture damage. Masonry Restoration, Inc. Was tasked with cleaning the entire facade, Complete Sealant Remediation and repairing over 1800 holes in the concrete structure.

Historic Windpoint Light House Restoration
Located in the Village of Wind Point in Racine County, the 108-foot Wind Point Lighthouse is listed on the National Register of Historic Places. After decades of moisture-related deterioration, Masonry Restoration, Inc. was engaged to replace damaged limestone, perform complete repointing of the 130-year-old masonry, and apply a mineral-based coating to the entire facade, ensuring both preservation and long-term durability.

The Riveria - Lake Geneva Historic Restoration
As visitors and new residents flocked to the lake, the city constructed the Riviera, a multipurpose lakefront pavilion featuring shops, a boat-ticket booth, ground-floor dressing rooms for swimmers, and a dance hall upstairs. A large, three-armed pier provided boat moorings. After decades of moisture intrusion, Masonry Restoration, Inc. was engaged to restore the entire exterior. Completed during the winter months to avoid disruption to its busy season, the project included extensive repointing, reconstruction of arch parapet walls, concrete restoration, and installation of PUMA membrane on the balconies.

Precision in Practice: Whitefish Bay High School Bell Tower
At Whitefish Bay High School, we carefully dismantled and reconstructed a 60-foot limestone bell tower—piece by piece. Each massive stone was numbered, cataloged, and recreated with precision, preserving the tower’s historic character while rebuilding its structural integrity. It’s a rare project that demanded craftsmanship, coordination, and care at every level.
