The historic Boston Store building in downtown Milwaukee faced significant structural challenges due to years of improper sealant applications on its terra cotta parapets. This negligence led to prolonged moisture infiltration, resulting in the complete corrosion of wall ties and compromising the building’s structural integrity. Masonry Restoration, Inc. Was commissioned to undertake a comprehensive restoration to preserve this architectural landmark.

Project Overview

Our Process

To address the extensive damage, Masonry Restoration, Inc. Implemented a meticulous restoration plan:

Dismantling and Rebuilding: All decorative terra cotta parapets were carefully dismantled and reconstructed to restore their original appearance and structural function.
Masonry Rebuilding: Damaged masonry sections were rebuilt to reinforce the building’s structural stability.
Repointing: The facade underwent comprehensive repointing to replace deteriorated mortar joints, enhancing both aesthetics and durability.
Sealant Replacement: All faulty sealants were removed and replaced with appropriate materials to prevent future moisture intrusion.
Structural Steel Repair: Corroded wall ties and other structural steel components were repaired or replaced to ensure the building’s integrity.

The Outcome

The repairs addressed key deterioration points, improved the facade’s ability to manage environmental exposure, and reduced the risk of further degradation. As a result, the building benefits from more reliable exterior performance over time.
